Roof Replacement in Ponte Vedra Beach, With a Return Visit Built In
When patches stop holding, we strip your roof to the deck and build a new one from the wood up. We pull the permit and clean the yard each evening. Then we come back once the roof has seen some weather, look it over and walk you through its care.
Is It Time for a New Roof?
Replacing a roof means stripping it all: shingles, underlayment, old flashing and drip edge. Damaged decking gets swapped out, then a new system goes on layer by layer. It's a bigger spend than a repair, so we only suggest it when fixes have stopped working or the roof is worn out across the board.
Our free estimate starts on the roof, not at the kitchen table. We take photos and tell you plainly whether a repair would buy real time. If it would, we'll point you to roof repair instead and skip the sales talk.
The last ridge cap isn't the end of the job for us. We return to look the roof over with you, and we leave simple notes on keeping it sound through salt air and summer storms.
What Goes Into Your New Roof
Stripped to bare plywood
Every layer comes off. Rot, soft decking and old leak trails only show up once the shingles and felt are gone.
Deck repairs and fastening
We cut out damaged sheets and put in new ones. Then the deck gets nailed to current Florida code, which counts when hurricane season brings high wind.
Underlayment, flashing and vents
A fresh water barrier goes down first. New flashing follows at walls, chimneys and pipe boots. We also check that attic vents let heat and moisture escape.
Shingles laid to the maker's specs
As a GAF Certified Installer, we follow GAF's nailing and layout rules on every course. If you'd rather go with metal, our metal roofing page covers that option.
Permit, inspection and daily cleanup
We're a licensed general contractor, so we pull the permit and book the inspections ourselves. Every workday ends with a magnet sweep and the old material hauled off.
Warranty and a return visit
The work is backed by our 5-year workmanship warranty. We also come back to check the roof and go over upkeep with you in person.

Signs Your Roof Needs Replacing
- Bald shingles and grit at the downspouts
- As shingles wear, the granules wash loose and collect where the gutters drain. Dark, bare patches on the roof mean the asphalt is taking direct sun.
- Curled or cracked shingles on most slopes
- Years of Florida sun bake shingles until the edges lift or split. Once that's spread across the roof, one-off fixes can't keep pace.
- Leaks that return
- When the same ceiling stain comes back each time it's patched, the trouble usually sits in the underlayment or deck, not in one shingle.
- Soft spots underfoot
- Decking that flexes when you walk on it, or a roof line that dips between rafters, points to wet, rotting wood. It has to be replaced.
- Rust and loose metal
- Salt air works on old nails, flashing and drip edge. Rust streaks or flashing pulling away on an older roof deserve a close look.
How a Roof Replacement Goes
- 1
Free estimate on your roof
We climb up, take photos and measure. You get a written estimate that lists the materials and the work line by line.
- 2
Permit and scheduling
We file the permit and set a start date. We'll tell you to clear the driveway and take down anything fragile hanging on inside walls, since hammering shakes the house.
- 3
Tear-off and rebuild
Tarps go over your plants and the ground first. Most homes are torn off, dried in and roofed within a few days, depending on size and weather.
- 4
Inspection and cleanup
The county inspector signs off. We sweep the yard and driveway with magnets and haul away every bit of old roofing.
- 5
Our visit back
Once the first good rain has come through, we return to check flashing, seals and gutters. We show you what to watch for and how to keep the roof in shape.
What Sets the Price of a New Roof
No two roofs price the same, so we don't work from a chart or guess over the phone. We get on the roof first. Your written estimate breaks out materials and labor line by line, so nothing is buried in one lump number. Financing is available if you'd rather spread out the cost.
- Size and pitch
- A bigger roof takes more bundles, more underlayment and more hours on the deck. Steep slopes slow the crew down and call for extra harnesses and staging.
- Condition of the deck
- The full deck stays hidden until the old roof is off. If we find rot, we show you photos and the cost before any sheets get replaced.
- Material you pick
- Architectural shingles and metal differ in up-front cost and in how long they last. We'll lay the two side by side for your home.
- Roof shape and details
- Valleys, dormers, skylights and chimneys all need extra flashing and hand work. A plain gable roof costs less than one with lots of angles.
Roof Replacement Questions
- How long does a roof replacement take?
- Most homes take a few days once we start. Bigger or more complex roofs take longer. Rain can push things back a day, and we'll keep you posted if it does.
- Do I need to be home while you work?
- No. We'll want to talk with you before we start and again at the end. It helps to keep cars out of the driveway and pets inside, since it gets loud.
- Will my insurance pay for a new roof?
- If a storm caused the damage, your policy may pay for some or all of the roof. On storm claims, we deal with your adjuster ourselves and hand over our photos and measurements. What gets covered is the insurer's call, not ours. Our storm damage repair page explains the steps.
- Can you put new shingles over my old roof?
- We tear off to the deck. Going over the old layer hides rot and adds weight. It also skips the deck nailing that holds up in high wind.
- What happens once the roof is finished?
- You get our 5-year workmanship warranty on the work. We come back to check the roof when it's been through some weather, and we give you simple care notes, like keeping gutters clear and booking a roof inspection when a big storm passes.
