Metal Roofing in Ponte Vedra Beach, Checked Again After We Finish
We install standing seam and exposed-fastener metal roofs, from tear-off to the last piece of trim. Then we come back to look over the seams, screws and flashing, and we show you how to care for the panels so they keep shedding water for years.
When a metal roof makes sense
Metal is a good fit if you plan to stay in your home a long time. It sheds wind-driven rain well and turns back a lot of summer sun. It costs more up front than shingles, but it asks less of you over the years when it goes on right.
Near the ocean, the metal you pick matters. Salt air works on bare steel edges and cheap screws. We go over aluminum and coated steel panels with you, and which one suits how close your home sits to the water. If your roof only needs a fix, we will tell you that and point you to roof repair instead.
We are a licensed general contractor, and we pull the permit for every metal roof we put on. After the crew leaves, we check back to make sure everything is holding the way it should.
What the work includes
Tear-off and deck check
We take the old roof off down to the plywood and check each sheet. Any soft or rotted wood gets swapped out before the new layers start. We take pictures of the deck so you can see its condition too.
High-temp underlayment
Metal panels get hot. Plain felt can break down under them, so we lay a high-temperature underlayment first. It is your backup if water ever gets past a panel.
Panels and the right fasteners
Standing seam panels hide their clips under the raised seam. Exposed-fastener panels use screws with rubber washers. Either way, we use corrosion-resistant fasteners set to the pattern the wind rating calls for.
Flashing at every opening
Vent pipes, skylights, chimneys and walls are where metal roofs leak. We flash them with matching metal and boots made for metal panels, and we take our time at the ridge and eaves.
Gutter check
Water runs off metal fast. We make sure your gutters can keep up and adjust runs where they can't. Our Gutters page covers that work.
Walk-through and care notes
When the roof is done, we walk it with you from the ground and leave written care notes you can keep.
Signs a metal roof may be the right call
Your shingles are worn out
Curled edges, bald spots and grit in the gutters mean the shingles are near the end. If you are replacing anyway, it is a good time to price metal side by side with shingles on our Roof Replacement page.
Wind keeps lifting shingles
If tabs come loose after every big blow, the roof is losing the fight with uplift. Metal panels fastened to the right pattern hold on better.
Upstairs rooms stay hot
A light or reflective metal finish bounces back more sun than dark shingles. Your attic and the rooms under it can run cooler.
An old metal roof is rusting
On older exposed-fastener roofs, washers dry out, screws back out and cut edges rust. Sometimes new screws and sealant are enough. Sometimes the panels are done, and we will show you which.
You plan to stay put
Metal pays off over the long run. If you expect to sell soon, we will talk through whether it still makes sense.
From the first visit to the check-back
- 1
Measuring and pricing
We come out, get the size and pitch of your roof, and look at the deck from the attic if there is access. Then we sit down and go over panel choices. Your written estimate breaks each part of the job onto its own line. Financing is available.
- 2
Permit and panel order
We pull the permit and order your panels, which are often cut to length for your roof. We give you a start date once the metal is on its way.
- 3
Install days
We tarp beds and shrubs, tear off one section at a time and dry in every section before we leave for the day. Panels and trim go on next. A magnet sweep picks up screws and nails in the yard.
- 4
Inspection and walk-through
The roof gets its final inspection. Then we walk you through the work and hand over your care notes.
- 5
We check back
After the first round of heavy rain, we come back and look at seams, fasteners and flashing. If anything needs a touch, we take care of it.
What moves the price of a metal roof
We price every metal roof from your own measurements, so we don't give numbers over the phone before seeing the house. Your estimate lists each item on its own line, with no surprise add-ons later. These are the things that move it most.
- Panel type and metal
- Standing seam costs more than exposed-fastener panels. Aluminum costs more than coated steel but holds up better close to salt water.
- Roof shape
- Valleys, hips, dormers and lots of vents mean more cuts, more trim and more labor. A simple gable roof goes faster.
- What's under the old roof
- Rotted decking has to be replaced before panels go on. We can't always see it until tear-off, so the estimate shows how we price any extra sheets.
- Tear-off and haul-away
- Two layers of shingles take longer to remove and weigh more to haul off than one.
- Permit and wind rules
- Florida's building code sets fastening patterns for wind. Tighter spacing means more fasteners and more time, and the permit fee is part of the job.
Metal roofing questions we hear
Something not covered here? (904) 922-3678
Will a metal roof be loud when it rains?
Not on a house built with a solid deck. The panels sit on wood and underlayment, so from inside it sounds about like shingles. The loud tin roof people picture is on open-frame barns.
Will a metal roof rust near the beach?
Coated steel and aluminum panels are made to resist it, and we pick corrosion-resistant fasteners to match. Cut edges and scratches are the weak spots, so we seal and touch them up. Rinsing salt off with a garden hose now and then helps too.
Can you put metal right over my shingles?
Sometimes code allows it, but we usually tear off. That lets us see the deck and fix rotted wood before it gets covered up. We will explain the choice for your roof at the estimate.
What warranty comes with the work?
Our installation is covered by a 5-year workmanship warranty. The panel finish has its own warranty from the maker, and we go over that paperwork with you at the walk-through.
How do I take care of a metal roof?
Keep gutters clear, keep tree limbs trimmed back and stay off the panels, since walking on them can dent or scuff the finish. If you see loose trim or a backed-out screw, let us know. We also come back after the job to check it ourselves.
